HOW DO I VIEW A PROPERTY?

We prefer that you call our office at (704) 365-9222 to schedule a showing or key pick-up. Properties can be viewed Monday through Friday, 9:00am to 5:00pm, and very often after hours and on weekends, with an appointment.

 

WHAT IS THE APPLICATION PROCESS? 

We require a non-refundable application fee of $60 for each adult applicant. All potential tenants 18 or over must fill out an application. We will run a credit, criminal and eviction report, and verify your income and employment. Typically it takes us one business day to review your application. 

The application fee needs to be paid in full (cash or money order) before we start the screening process. The application may be turned in when you view a property, or mailed to or dropped off at our office. 

 

HOW DO I QUALIFY FOR A PROPERTY?

We require rent to be no more than 30% of income.

If applicants have a rental history, it must be satisfactory. A former eviction and/or outstanding balance with a previous landlord is a very serious matter and will affect your rental qualification. 

 

HOW MUCH IS MY SECURITY DEPOSIT? WHEN IS IT DUE?

Security deposit are usually equal to one month's rent. An additional deposit may be required based on credit information. 

Once an application is approved the security deposit must be paid in order to hold the property from our available listings. 

 

HOW DO I PAY MY RENT?

Rent must be paid in full each month. We allow a five day grace period, after which a 5% late fee will be assessed. Rents may be paid online, mailed or brought to our office at 2137 N. Sharon Amity Rd. Charlotte NC 28205.  If you bring rent to our office, and we are not there, please drop it in the mail slot at our front door. Be sure to clearly note your name and address.

For rental payments we accept EFTs, money orders, cashier checks, personal checks or other certified funds, please NO CASH.

 

ARE PETS ALLOWED?

We do allow pets on a case-by-case basis and charge a $250 non-refundable fee, which is due at the time of the lease signing. The following dogs are never allowed: Pit Bull(and type of Bull Dog), Chow, Rottweiler and any mix of these breeds.

 

ARE THE UTILITIES THE RESPONSIBILITY OF THE TENANT?

It depends on what is specified in the lease, but typically tenants pay for the utilities. If this is the case, we advise you call the necessary utility companies a week in advance of your scheduled move in date, in order to have the utilities turned on or transferred into your name.

WHO DO I CALL IN CASE OF MAINTENANCE PROBLEMS?

In a fire, electrical or gas emergency, call 911 first, and then call the office at (705) 365-9222 (and our after hours number if necessary).

For power outages, call Duke Power at (800) 777-9898

For general maintenance issues (plumbing leaks, HVAC, electrical, leaking roofs, etc.), call our office at (704) 365-9222. Be sure to leave a message if we are not in the office when you call!

 

WHAT MAINTENANCE ISSUES ARE TENANTS RESPONSIBLE FOR?

Tenants are responsible for clogged sinks or toilets unless it is an exterior plumbing issue such as tree roots. The most common kitchen drain issue is grease related. To avoid a clogged drain DO NOT pour grease down your sink! Tenants are also responsible for broken windows/glass, ripped or broken screens and lost keys. All damages must be repaired by a licensed contractor and must be approved by Simpson Properties in advance of repair. When in doubt, you are welcome to call our office and we can arrange for the repairs at the tenant's cost.

 

WHAT AM I RESPONSIBLE FOR WHEN I MOVE OUT?

We require that you remove all personal belongings and clean the home thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets and appliances, as explained in your lease. All carpets should be shampooed by a professional carpet cleaning service. The yard and driveway should be free of debris, grass should be mowed to a reasonable hight, and beds should be clear of weeds. 

When moving out, all keys should be tagged with the property address, and either mailed or brought to our office at 2137 N. Sharon Amity Rd. Rent is owed up to and including the day we receive your keys.
